About Site Plans
Under the authority of the Pennsylvania Municipalities Planning Code (PA MPC), North Huntingdon Township reviews all land developments and subdivisions occurring within its borders. This can range from a simple lot-line revision between two neighbors, to a 50-lot residential subdivision. Site Plans are also reviewed in house and may include restaurants, gas stations, shopping centers or commercial additions, to name a few. Depending on the type of application, the review and approval process takes a minimum of two months. The Planning Director should be contacted before plans are submitted to address any questions concerning the project.
The Planning Commission's Role
The Township staff works closely with the Planning Commission to ensure submitted plans comply with the ordinances of the Township. The Planning Commission is a recommending body comprised of seven community residents, appointed by the Board of Commissioners. Their recommendation is conveyed to the Board of Commissioners and is either approved or denied based on level of compliance.
Subdivision & Land Development Ordinance
The Township adopted a Subdivision and Land Development Ordinance (SALDO) (PDF) on August 16, 2000. This ordinance works in concert with the Township's Comprehensive Plan. The Comprehensive Plan guides the growth and development of the community, addressing such important issues as housing, recreation and open space, transportation, public infrastructure and future land use patterns. The Plan also includes goals, objectives and strategies, but most importantly, it is a public process which encompasses the vision of all residents in the community.
